The St Monica Trust is delighted to present plans for the final piece of the development at The Chocolate Quarter.

The Trust has been granted planning permission for the addition of 44 assisted living apartments to our blossoming community, to be built on the currently unused ground between the Somerdale Pavilion and the offices in Block C. Construction will commence in November 2023 and is scheduled to finish in late 2025.

RED Construction have been awarded the contract to build Block D.

Block D will be the final building on the site of the former Cadbury’s chocolate factory in Keynsham.

Block D will be a 5-storey building, designed to the same high-quality finish as the previous elements of the project. The red brick exterior and zinc faced aluminium finish reflects the design principles of the original factory building. Block D will comprise 18 one bedroom apartments and 26 two bedroom apartments.

  • • All apartments will benefit from balconies, complete with glass finished balustrades.
  • • A private residents’ lounge will feature on the ground floor.
  • • The building will be a distinctive and accessible development designed to enable independent living for older people.

The wider Chocolate Quarter features a care home, retirement apartments, dining and leisure facilities that are open to the community.

Created by the St Monica Trust, it champions the core principle of intergenerational living, creating assisted living communities at the heart of a development with world class facilities.

The existing buildings feature 135 apartments, a 93 bed care home, 100,000m² of new office space, 2 restaurants, a woodworking workshop, art studio, spa facilities, hairdressers, nail salon and cinema. It also features a school and the Somerdale Pavilion right on the doorstep.

Landscaping

In a previously hard landscaped space, this project will see the creation of a stunning garden and communal outdoor area.

This new landscaping will add green spaces for the new and existing residents. It will feature an enclosed garden space with two seating areas and entrances linking to Block D and the Pavilion. This will be a dog-free area, to enhance the use of space for residents, with seating arrangements to encourage social interaction, amplifying its use as an outdoor meeting space. The gardens will be maintained by the expert St Monica Trust gardens team.

Transport

The site is served by a bus service and by Keynsham railway station on its doorstep.

Access will be gained to the building via Trajectus Way and car parking will be provided with 41 spaces located to the east, south and west, surrounding the building.

The safe foot and cycle paths have now been delivered within the wider site with a link to the wider cycle network. The new development will also feature ample safe cycle parking for residents.

St Monica Trust

The St Monica Trust is a charity established in 1920 that now provides care and support services to older people in five assisted living communities.

The Trust also delivers domiciliary care to older people in their own homes across the region; and provides financial support to individuals and organisations supporting older people.

KWL Architects

The Trust has engaged leading care sector architects KWL to design and deliver Block D as a continuation of its work with The Chocolate Quarter.

The building will have a very high quality finish and innovative features, in line with the ethos and delivery of the rest of the property.

FAQ

Will the project feature affordable housing?

The application will contain provision for 18 affordable housing units.

How will the building affect car parking at The Chocolate Quarter?

We will be providing enough parking for the residents of the new apartments as part of this new development phase. Visitors will be able to use the Somerdale Pavilion car park as well as the other visitor spaces around the site.

Will residents have care available to them in this building?

These apartments are designed for independent living but like every other St Monica Trust property, residents will have access to additional care services at any level required. Each apartment will also be fitted with an alert system enabling residents to rapidly call for assistance if needed.

Will Block D affect the buildings around it?

Block D has been carefully designed to ensure it fits proportionally and aesthetically with the rest of The Chocolate Quarter. It is going to feature stunning landscaping, improving the environment for all the buildings around it.

How will the building impact the community around it?

Additional residents will mean more people to use the new facilities which have been developed at The Chocolate Quarter.
